New proposal could bring over 800 housing units to Collier Township; residents concerned about space

COLLIER TOWNSHIP, Pa. — There was no vote at Monday night’s Collier Township commissioners meeting on the proposed Nixon Development, but there was plenty of public comment.

The meeting was standing room only as residents lined up to speak against the 833-unit residential and mixed-use project planned north of Noblestown Road.

“I am not against growth, but I am against growth that ignores the physical limitation of our roads and the safety of our residents,” one man told commissioners.

Developers with Nixon Collier Development LLC presented renderings of the project.

Opponents questioned how roads in the area could handle the increase in traffic.

“You’re willing to let 800 more buildings go in on Fort Pitt Road. That’s just ludicrous,” another resident said.

Many neighbors said they are worried about flooding, power outages and whether emergency services and schools could handle the added population.

“Our power goes out frequently. How do they think the power grid is going to handle all of these new residents?” one speaker asked.

Others pointed to the loss of green space.

“This property represents one of the largest remaining open spaces in our area and once developed, we can’t get it back,” another resident said.

The township solicitor told Channel 11 the developer is currently seeking approval of a permitted use.

That means this type of development is already allowed under the township’s zoning rules.

“The issue before the board, really, they have 60 days to vote on the application of the land development,” said Michael Santicola, Collier Township solicitor.

Concerns about traffic will also involve PennDOT.

Santicola said the developer must complete a traffic study and receive a PennDOT permit before operating.

Commissioners plan to continue discussions at their March 9 meeting, with a final vote expected March 23.
